“Beachfront” is one of the most used, and most overused, words in holiday home listings. It can mean anything: a glimpse of the sea from a fourth-floor bathroom window, or the beach literally outside your door. Working out what you’re actually looking for, and what really exists in the La Caletta area, is the first step towards a choice that won’t disappoint.

This guide helps you find your way through the options, with an honest view of what’s out there, what to expect and which criteria genuinely matter.

What “beachfront” really means in La Caletta

La Caletta is a seaside town with a long beach and a fairly wide promenade. Properties facing directly onto the seafront do exist, but there are only a few of them and they’re in high demand: in peak season they’re booked many months in advance, and the prices reflect that.

The real question isn’t “is it right on the sea?” but “how long does it take me to get to the beach, and how much does that distance actually bother me?”. For most guests, a house 200-400 metres from the sea, a walk of less than 5 minutes, makes no practical difference compared with one on the seafront. Especially if the property is of a higher standard and comes with a private pool.

The types of homes near the sea in La Caletta

On the seafront or very close to it, 0-100 metres

These are the most sought-after homes, with a sea view or direct access to the promenade. They have the atmosphere in their favour, waking up to the sound of the sea and feeling part of the beach, but also some drawbacks: more evening noise in summer, higher prices, often smaller spaces than homes set slightly back, and rarely a private garden.

They’re the ideal choice for couples or travellers who want to live on the promenade and don’t need much space.

200-400 metres from the sea, town centre

This is the range that strikes the best balance between closeness to the sea, quality of space and convenience. You reach the beach in 3-5 minutes on foot, you have every amenity in town within reach, and the homes are often larger and better equipped than those right on the water.

Capo Comino, 10-15 minutes by car

If you widen your search to Capo Comino you’ll find something completely different: not a promenade with shops and restaurants, but the pine forest, the dunes, the wild beaches. The homes here have real outdoor space, gardens and patios, and a quiet you won’t find in the centre of La Caletta. You can reach the sea on foot through the pine forest, or in a few minutes by car.

What to check before booking a beachfront home

  • The real distance from the sea: ask for metres, don’t settle for “close to the beach”.
  • The type of access: free beach, beach club with sunbeds, or a private path down?
  • The view: from the living room, from the balcony, from which floor?
  • Noise: homes on the seafront can be noisy until late in the evening in August.
  • Outdoor space: is there a terrace or a balcony, and is it private?
  • Parking: in central La Caletta, in high season, it can be a problem.
  • Air conditioning: essential in July and August.

What a private pool is really worth by the sea

One of the questions we’re asked most often is whether a private pool makes sense when you’re already at the seaside. For anyone who has spent a summer on the Sardinian coast, the answer is yes, for several reasons.

A pool lets you swim during the hottest hours of the day without going anywhere, without looking for a parking space, without the salt on your skin. It’s the place for a dip at 14:00, when the beach is empty because everyone is resting, or at 19:00 before an aperitivo. For small children, and for their parents, it’s a real added value rather than a luxury extra.

How to book with confidence

  • Book directly with the owner where you can: you get more flexibility, direct communication and often better terms than through the platforms.
  • Read recent reviews: the quality of a property can change over time.
  • Ask for up-to-date photos of the outdoor space and the sea view: listing photos are often out of date.
  • Check the cancellation policy, especially for early bookings.
  • Ask questions before you book: an owner who replies promptly and openly beforehand is a good sign for the stay itself.
