Finding the right apartment for a family holiday is not always easy.

Photos often look better than reality, property descriptions can leave out the details that really matter, and the last thing you want is to arrive after an eight-hour journey and discover that the children’s sofa bed is actually a small fold-out chair, the garden is shared with three other apartments, or the nearest supermarket is 15 kilometres away.

We have been managing holiday homes on the Siniscola coast since 2000. Based on our experience with hundreds of families, this guide brings together the things that really make a difference when choosing a holiday apartment with children.

1. Indoor space: how big is it really?

The number of bedrooms does not tell you everything.

A two-bedroom apartment can be 65 square metres or 100 square metres, and the difference becomes very noticeable when children are playing indoors during the hottest hours of the day.

Before booking, look for the actual size of the property, not just the number of beds.

Also consider how the spaces are arranged. A spacious living area where children can play while adults cook or relax can make a much bigger difference to your holiday than almost any extra amenity.

2. Outdoor space: private and safe

When travelling with children, private outdoor space is not a luxury — it can make a real difference.

A garden or patio where children can spend time safely outdoors, without parents having to watch them every second because the space is shared with other guests, can completely change the quality of a family holiday.

Always check whether the outdoor area is genuinely private or shared with other apartments.

Also consider shade. In August, an uncovered patio can become unusable during the hottest hours of the day.

3. Distance from the beach and essential services

With young children, you may go to and from the beach several times during the day, so distance matters.

But proximity to essential services matters too. A pharmacy, supermarket or doctor can suddenly become very important when travelling with children.

Our properties in Capo Comino are just a three-minute drive from the beach and can also be reached by bicycle.

Essential services are available in La Caletta, around 10–15 minutes away by car. This is an easy distance to manage, especially as having a car is useful for exploring this part of Sardinia.

4. The kitchen: properly equipped

When travelling with children, you cook.

Breakfasts, snacks, and a plate of pasta at midday when a young child cannot wait for a restaurant reservation — these things are part of family life on holiday.

A properly equipped kitchen with a hob, oven, dishwasher and a good-sized fridge can therefore make a real difference.

Check that there are enough pots and pans, that a high chair is available if you are travelling with a young child, and that the fridge is large enough for a proper grocery shop.

5. Children’s beds: do not rely on the photos alone

In many holiday listings, the “third bed” may actually be a sofa bed in the living room, an inflatable mattress or a travel cot.

That may be perfectly acceptable for a very young child, but perhaps not for an eight-year-old who needs to sleep there every night.

Before booking, always ask what type of bed is provided for children, where it is located and what size it is.

6. Safety inside and outside the property

When travelling with young children, the safety of the property is just as important as any other amenity.

Is there a steep internal staircase? A balcony without adequate protection? A shared swimming pool without a fence?

These are the kinds of details that may only become apparent when you arrive and are not always obvious from photographs.

Ask the property manager directly before booking.

7. A property manager who is available and easy to reach

A holiday with children can come with unexpected situations: something stops working, you need advice about the local area, or you have an urgent problem in the middle of the night.

Knowing that there is someone you can contact — someone who knows both the property and the area and responds within a reasonable time — provides real peace of mind.
