1. Location: Beach vs. Services

Distance from the beach is important, but it’s not the only factor to consider. A property just 50 metres from the sea but far from shops and restaurants may be less convenient than one located 400 metres from the beach but right in the town centre, where everything is within walking distance.

Ask yourself: do I want to walk back and forth to the beach several times a day (in which case staying close to the beach is ideal), or would I rather have easy access to shops, cafés, and restaurants and drive to the beach when needed?

2. Who Are You Travelling With?

The size and composition of your group make a big difference.

  • Couple without children: A well-located studio or one-bedroom apartment is usually all you need. Outdoor space is less of a priority.
  • Couple with a young child: A one-bedroom apartment is the minimum, ideally with a private outdoor area where children can play safely.
  • Family with two or three children: A two-bedroom apartment with a garden or private outdoor space makes the holiday much more enjoyable.
  • Two families or a group of friends: Check the bedroom layout, the level of privacy between sleeping areas, and whether the shared kitchen is suitable for everyone.

3. Interior Space: What to Check

Wide-angle photos often make rooms appear much larger than they really are. Before booking, make sure to check:

  • The actual size of the property, not just the number of rooms.
  • The layout: a two-bedroom apartment with an open-plan kitchen is very different from one with a separate kitchen.
  • Air conditioning: in Sardinia during August, it’s a necessity rather than a luxury.
  • Kitchen facilities: if you enjoy cooking, make sure there’s at least a gas hob, an oven, and a dishwasher.
  • The number of bathrooms compared to the number of guests.

4. Outdoor Spaces: Garden, Patio or Veranda

A beach holiday is largely lived outdoors. Even a small private outdoor space can greatly improve your stay, allowing you to enjoy breakfast outside, relax with an evening aperitif, or let children play freely without being confined indoors during the hottest hours.

Make sure the outdoor area is genuinely private and not shared with other guests. Also check whether there’s adequate shade: a patio exposed to direct sun all day can become unusable during the hottest part of the summer.

5. The Host: Who’s Behind the Property?

Before booking, try sending the host a question. Their response—how quickly they reply, how helpful and attentive they are—often tells you exactly what kind of service you can expect during your holiday.

6. Reviews: How to Read Them

Guest reviews are valuable, but they should be read carefully. Focus on the most recent reviews, as properties change over time. Look for recurring comments—both positive and negative—and be cautious of listings with nothing but glowing reviews and no criticism at all. No property is perfect for everyone.

Well-managed negative reviews, where the owner responds professionally, explains the situation, and shows a willingness to improve, are often a better sign than having no criticism whatsoever.

7. Price: What’s Actually Included?

The advertised price doesn’t always tell the whole story. Before comparing properties, check:

  • Are final cleaning fees included?
  • Are utilities (electricity and water) included or charged separately?
  • Is there a security deposit, and how is it handled?
  • What is the cancellation policy?
  • Are there additional charges for extra beds, pets, or late check-in?

The cheapest option isn’t always the best value. A property that costs slightly more but includes everything and is managed by reliable hosts is often a much better choice than a cheaper one with hidden costs.
